This development located on Dawn Parade, Miami is designed using the small lot code under the new City of Gold Coast Planning Scheme and is primarily focused on regenerating the inner urban areas of the Gold Coast allowing flexibility through sub-division of certain blocks into smaller individual lots in specifically zoned areas. The small lot code allows for increased site density and site coverage but most importantly individual land title ownership.
Comprising of three individual freestanding dwellings, each are 2 storey with a partial mezzanine as a third storey level.
The dwellings incorporate ground floor living areas connecting directly to outdoor courtyard living areas increasing the useable area allowing for indoor and outdoor living environments. The bedrooms are located upstairs to be acoustically separated from the ground floor living areas, with separate living areas with northern facing balconies for natural daylight and crossflow ventilation providing amenity and flexible living areas to residents.
Our design utilises neutral colours and lightweight materials such as weatherboard claddings to maintain the existing beachside character of Miami and rendered walls to give a clean new appearance, and decorative timber cladding to add natural material elements to the design.
